BUYERS PROFILE agrees to conduct an inspection for the purpose of informing the customer of major deficiencies in the condition of the property. The inspection and report are performed and prepared for the sole, confidential and exclusive use and possession of the customer. This inspection will be of readily accessible areas of the house and it limited to visual observations of apparent conditions existing at the time of the inspection only. The inspection only includes items and systems expressly and specifically identified as follows: Structural, Grounds, Foundations, Crawlspace, Basements, Building Exterior, Parking Structures, Attic and Roof Framing, Roof Coverings, Electrical Systems, Plumbing Systems - Gas and Water, Plumbing Fixtures, Laundry Facilities, Water Heater, Central Heating Systems, Central Air Conditioning Systems, Fireplace and Chimneys, Interior Rooms, Kitchen Appliances, Other Appliances, Pool/Spa.

Maintenance and other items may be discussed, but they are not part of our inspection. The report is not a compliance inspection or certification for past or present governmental codes or regulations of any kind.
The inspection and report do not address and are not intended to address the possible presence of or danger from any potentially harmful substances and environmental hazards including but not limited to radon gas, lead paint, asbestos, mold, urea formaldehyde, toxic or flammable chemicals, and water and airborne hazards. Also excluded are inspections of and reports on wells, septic systems, water softeners, water purification systems, fire and safety equipment, water sprinkler systems, low voltage lighting systems, inclinators, elevators, and the presence or absence of rodents, termites, and other insects.
The inspector is not required to move personal property, debris, furniture, equipment, carpeting or like material which may impede access and limit visibility. Major deficiencies and defects which are latent or concealed are excluded from the inspection. The inspection is not intended to be technically exhaustive. Equipment and systems will not be dismantled. Your inspector is a home inspection generalist and not a licensed engineer or expert in every craft or trade. If your inspector recommends consulting other specialized experts, client must do so at client's expense.
LIMITATION OF LIABILITY
The parties agree that BUYERS PROFILE, and its employees and agents, assume no liability for the cost or repairing or replacing any unreported defects or deficiencies, either current or arising in the future, or for any property damage, consequential damage or bodily injury of any nature. The inspection and report are not intended or to be used as a guarantee or warranty, expressed or implied, regarding the adequacy, performance or condition of any inspected structure, item or system. BUYERS PROFILE is not an insurer of any inspected condition. In any dispute arising out of this agreement, the inspection, or reports if BUYERS PROFILE is the prevailing party it will be awarded all attorney's fees, arbitrator fees and other costs incurred in defending any action brought against it.
Any dispute concerning the interpretation of this agreement or arising from this inspection and report, except one for inspection fee payment, shall be resolved informally between the parties or by arbitration conducted in accordance with the rules of the American Arbitration Association except that the parties shall select an arbitrator who is familiar with the home inspection industry. The arbitrator shall conduct summary judgment motions and enforce full discovery rights as a court would be provided in civil proceeding by state code.
I HAVE READ, UNDERSTAND AND AGREE TO ALL THE TERMS AND CONDITIONS. THE INSPECTION AGREEMENT IS AN INTREGAL PART OF THIS REPORT. IF THIS AGREEMENT IS NOT SIGNED AT THE TIME OF THE INSPECTION, ACCEPTANCE OF THIS REPORT AND PAYMENT FOR THE SERVICE CONSTITUTUES BINDING AGREEMENT.
